Are you in the midst of completing a mortgage application? Congratulations on taking the next step towards unlocking your new home!
In order to bring those keys even closer to your reach, you’ll most likely need to provide your broker or lender with a copy of your tax calculations (also catchily referred to as SA302) and tax year overview in support of your submission. Whilst the thought of completing more paperwork may seem daunting, obtaining these documents is simple and easy if you follow the right steps! Keep reading for a simple rundown of how to download your tax calculations and tax year overview, put together by our resident mortgage experts.
The first document you’ll need to support your mortgage application at this point is a copy of your tax calculations – also known as SA302. But what exactly are they, and why are they needed?
In simple terms, an SA302 statement outlines your income and personal allowance for the financial year, alongside the resultant tax bill for said period including the tax paid.
This information is important to lenders and brokers as it helps verify your earnings, alongside their source. For this reason, the vast majority will require a copy before signing and sealing your mortgage application. So – how exactly do you get a copy?
Up until the mid-2010s, if you needed to submit tax calculations to your broker or lender, you’d have to go through the lengthy process of calling HMRC and requesting a printed copy. Luckily, these days, times and timescales have changed – meaning your tax and income documents can be obtained and printed/forwarded in just a few clicks. Simply complete the following steps and you’ll be ready to go:
Once you’re logged in, to get started with your tax calculation, go to the ‘Self-Assessment’ section and click ‘More details about your Self Assessment Returns and Payments’.
This link can be found by scrolling down the ‘More details about your Self Assessment returns and payments’ section.
This button will lead you to a page on which you can specify which period you’d like to view your tax calculations for before moving forward.
At this point, you should automatically be presented with a copy of your tax calculations for the most recent financial year. You’ll have the option to either download them as a document or print them off.
Of course, lenders and brokers must also confirm that the above tax bill is correct and that you’ve paid it. That’s where the Tax Year Overview document comes in. The Tax Year Overview works in partnership with the SA302, acting as a statement of your tax bill for the above period, and listing any outstanding amounts.
A tax overview document essentially works to back up the information provided in your SA302 document – demonstrating the amount of tax paid to the HMRC during the specified period, alongside any outstanding payments or refunds due. As mentioned above, your SA302 and tax overview documents are somewhat of a package deal, working in tandem to support your application. For this reason, you’ll most often need to send them to your broker or lender together.
Downloading or printing your tax overview documents is, thankfully, just as easy as obtaining your SA302 – meaning it’s easy to tick off this part of your mortgage application to-do list in just a few minutes:
Go to https://www.gov.uk and log in to your HMRC online account via the government gateway. If you don’t already have a government gateway ID, you’ll need to create one before proceeding. If you’re already logged in after downloading your SA302 form, you can skip this step!
To find your tax overview document, find the ‘Self-Assessment’ tab before clicking through to ‘View Self Assessment return for tax year X to X’.
Use the dropdown menu to choose the tax year relevant to your application and press ‘go’ to confirm.
To download your document, press ‘Save as PDF’. You’ll also have the option to print at this point should you wish to.
After following the above instructions, you should now have your tax calculations and overview ready to send to your mortgage broker or lender! It really is as simple as that.
